How Our Program Works

While there are many options and some flexibility with purchasing a house through Owner Financing there are a few things that are pretty universal. Hopefully this will give you a good idea of what to expect if you want to move forward on any of our properties.

  • Our deals are a true Owner Finance. This is in no way a “Rent to Own”, “Lease to Own”, “Contract or Deed”, etc.
  • You own the property, so you can sell at any time in the future, no penalties 
  • We close at a title company. As the buyer, you receive a title policy ensuring clean title to the property. 
  • We do not have any prepayment penalties if you want to pay off the loan early, refinance with a new lender, or make extra principal payments.
  • We use a third party loan servicer to collect your monthly payments for the loan, taxes and insurance.
  • We use a third party RMLO to confirm your ability to afford the loan. This is not a bank program, but we do verify your income. We can do this by bank statements, job letters, etc.
  • Generally speaking, we require 10% down plus closing costs. This usually equals about 13-17% of the total purchase price for your “cash to close” 
  • Once we have a contract and earnest money, we usually have the ability to close the final paperwork within 7-10 days.
